A property in Spain has legal papers similar to any other european country, deeds are issued by the notary and registered by the registry office, always make sure with your agent that legal deeds exist to the property you are inquiring about. Notary fees vary depending on the property value. Registry fees equal a 5% of the amount declared plus service charge and tax.
Make sure that what you are offered is what's on legal papers; don't buy 2000m2 when on papers there are only 200m2. The property you want to buy should be clear from any charges or debts.
Water and electricity bills or even telephone should be changed to your name; this is something that your agent will do for you.
